This Privacy Policy explains how SZ INC. ("SZ INC. "we," "us") collects, uses, discloses, and safeguards personal information through this website and in the course of providing real estate brokerage services. It applies to visitors to this website and to prospective and current clients.

Information We Collect

We collect the following categories of personal information:

• Information you provide. Name, email address, telephone number, preferred showing times, property interests, budget or valuation details, and any message content you submit through our showing-request, saved-search, private-valuation, careers, or contact forms.
• Saved search criteria. The location, price, property type, and feature filters attached to a search you ask us to save, so we can notify you of matching residences.
• Technical and usage information. IP address, browser and device type, pages viewed, referring page, and approximate location derived from IP address, collected automatically through server logs and standard web technologies.
• Transaction information. Where you engage us as a client, information required to perform the engagement, including identification, financing or proof of funds where applicable, and records required to be retained under real estate license law.

We do not knowingly collect personal information from children under 13, and this website is not directed to children.

How We Use Information

• To respond to inquiries and arrange private showings.
• To send property alerts matching a search you asked us to save.
• To provide valuation, listing, buyer representation, leasing, relocation, and commercial advisory services.
• To operate, secure, and improve this website and its search functionality.
• To comply with real estate license law, fair housing law, anti-money-laundering obligations, tax and recordkeeping rules, and lawful requests from regulators or courts.

Communications Consent

When you submit a form that includes a telephone number, you consent to being contacted by SZ INC. and its licensed agents at that number by call, text message, and email regarding your inquiry. Message and data rates may apply. Consent to receive marketing communications is not a condition of any purchase, sale, or lease. You may withdraw consent at any time by replying STOP to a text message, using the unsubscribe link in an email, or writing to us at the address below. We will continue to send transactional messages necessary to an active engagement.

How We Share Information

We do not sell personal information, and we do not share personal information for cross-context behavioral advertising. We disclose information only as follows:

• Our licensed agents and staff, to perform the services you have requested.
• Service providers acting on our instructions, including our website hosting and database provider, our email delivery provider, Google (Google Maps Platform, which powers the maps on our search and listing pages and receives your IP address and map interactions when a map loads), and the model provider that operates our Concierge assistant. These providers are permitted to use the information only to perform services for us.
• Multiple listing services and cooperating brokerages, where required to submit an offer, schedule a showing, or fulfil an MLS obligation in connection with a transaction.
• Transaction participants, such as attorneys, title companies, lenders, inspectors, and escrow agents, where necessary to complete a transaction you have engaged us for.
• Legal disclosures, where required by law, regulation, subpoena, or to protect the rights, property, or safety of any person.

Listing Data

Property listings displayed on this website are supplied by regional multiple listing services and are subject to the MLS disclaimers shown alongside them. Searching, viewing, or saving a listing does not transmit your personal information to the listing brokerage unless you submit a showing request or offer.

Concierge Assistant

Our Concierge is an automated assistant. Messages you type into it are transmitted to our servers and to the model provider that operates it, and are treated as an inquiry — that is, as lead information subject to this policy. The assistant provides general information only; it does not make, and is not used to make, any decision about your eligibility for housing, financing, or any service. Please do not enter financial account numbers, government identifiers, or other sensitive information into it.

Cookies and Similar Technologies

This website uses only technologies necessary to operate the site: session and preference storage that keeps your search state, saved listings, and currency selection between pages, and standard server logs. We do not run third-party advertising pixels or cross-site tracking. Our mapping provider may set its own cookies when a map is displayed, governed by that provider's privacy policy. Most browsers allow you to block or delete local storage and cookies; doing so may disable saved searches and saved listings. Because we do not track visitors across sites, we do not respond to Do Not Track signals.

Data Retention

We keep inquiry and saved-search information for as long as needed to serve you, and then for a reasonable period afterward unless you ask us to delete it. Records connected to a completed or attempted real estate transaction are retained for the period required by the license law of the state in which the transaction occurred, which in the states where we are licensed is generally three to seven years.

Security

We use administrative and technical safeguards appropriate to the sensitivity of the information we hold, including encrypted transmission, access controls limiting record access to the agents and staff who need it, and a managed hosting environment. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Your Rights

California residents. Under the California Consumer Privacy Act, as amended by the CPRA, you may request to know the categories and specific pieces of personal information we have collected about you, the sources, the purposes, and the categories of recipients; request deletion; request correction of inaccurate information; and limit the use of sensitive personal information. We do not sell or share personal information as those terms are defined by the CCPA, so no opt-out of sale is required. We will not discriminate against you for exercising these rights. You may use an authorized agent, and we will verify your identity before responding.

Other United States residents. Residents of states with comprehensive privacy laws, including Connecticut, may request access, correction, deletion, and portability of their personal information, and may appeal a refusal by writing to the contact below.

Residents of the United Kingdom and European Economic Area. Where the UK GDPR or EU GDPR applies, our legal bases are performance of a contract or steps taken at your request, your consent for marketing communications, compliance with legal obligations, and our legitimate interests in operating and securing this website. You have the right to access, rectify, erase, restrict, or port your personal information, to object to processing based on legitimate interests, to withdraw consent at any time, and to lodge a complaint with your supervisory authority. Information you submit is processed in the United States; we rely on appropriate safeguards, including standard contractual clauses where required.

Fair Housing

We do not use personal information to steer, limit, or otherwise treat prospective buyers or tenants differently on the basis of race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected under federal, state, or local law. We may update this policy to reflect changes in our practices or in the law. The effective date above will be revised when we do.
